When you consider the purchase of a new or renovated (reconstructed) home there are a number of things you should consider and some of them are not readily apparent to many buyers. Contracts for new homes or the renovation of an existing property are complex and need to be carefully reviewed by a Realtor that represents your interests. On-site agents represent the builder and not the buyer.
They will answer all the questions that you ask honestly and to the best of their ability, but if you do not ask the right question, it is not their responsibility to ask it for you. Typically, it costs a potential buyer absolutely nothing to insure that your interests are put first and in some instances you will save money.
